Infiltrating Moisture
Moistures can infiltrate roofs that are not watertight, which would eventually lead to water entering the rooftop, soaking into insulations and coming down the walls. There would be water stains on the ceilings and a high increase in insect and rodent problems.
Sagging
Sagging means there is a leak somewhere in the roof that has compromised the joists, rafters, or sheathing. If the situation is not dealt with immediately, it will lead to a complete roof replacement.
Molds
Mold grows when moisture is present. The more it becomes, it produces a stale odor that is harmful to health. Damages to the roof should be fixed immediately to avoid such issues.
Bubbles or Blistering
To spot this issue, you have to be on the roof. The situation is a result of moisture or air trapped under the roof’s top layer. It is important to note that the bubbling point is not always the source.
Rust – Rust on the surface of your roof is another way to know if you’ll be needing a repair.
Loose Fasteners and Insulation Boards – Loose or missing fasteners is also a sign that your commercial roof needs a fix.
Ponding Water and Clogged Drains – If, after several sunny days, you still see ponds of water at different areas of the roof, then there is damage somewhere. Clogged drains can lead to ponding. Call your roofer immediately!
Interior Water Damage – Peeling paint
Visible Tears – Little tears become huge problems along the line if they are not attended to immediately, and this will require adequate repair.
